Governing design criteria and construction specifications include: <br />};;> Water System Design Manual, Washington State Department of Health, current addition. <br />~ Standard Specifications for Road, Bridge, and Municipal Construction, Washington State <br />Department of Transportation (WSDOT); the Highways and Local Programs, American <br />Public Works Association (APWA) general provisions, latest edition; Kittitas County; and <br />MountainStar Resort Development, LLC standards and specifications, <br />Section 7 -Building Structures <br />The construction of building structures at MountainStar shall conform to the latest edition of the <br />International Building Code, Uniform Plumbing Code, International Mechanical Code, <br />International Fire Code, National Electrical Code. Washington State Energy Code, Americans <br />with Disabilities Act, International Residential Code, Washington State Indoor and Ventilation <br />Air Quality Code, and all other governing laws, ordinances and regulations as now or hereafter <br />adopted by Kittitas County Development Standards relating to the various land use categories <br />contained in the MountainStar Conceptual Master Plan shall not require minimums for lot size, <br />lot coverage, or boundary set-backs. All single family residential structures shall have a <br />maximum height of forty (40) feet and provide at least one (1) off-street parking space per unit. <br />A1I structures shall be not less than ten (10) feet from any other structure plus an additional ten <br />(10) feet to accommodate snow drop from roofs where slopes so require. The additional ten (10) <br />feet to accommodate snow drop is not required if the roofs are designed to either hold snow or <br />continuously melt snow.
