Filed for Record 04/16/2009 04:48:53 PM - Kittitas County, WA Auditor - 200904160090 Page 36 of 118 <br />The MountainStar Resort Conceptual Master Plan, Development Agreement and <br />the MPR Project Development Permit and MountainStar MPR Conditions shall be implemented <br />through submission to and approval by the County of General Site Plans and Site Development <br />Plans in accordance with this Section 5.1. <br />General Site Plans may be submitted to the County in the discretion of Trendwest. <br />but shall not be a prerequisite to the submittal by Trendwest of a Site Development Plan for <br />County approval. The boundaries of a General Site Plan shall be determined by Trendwest, and <br />may encompass a Resort area which includes one or more proposed Phases, a group of <br />Subphases, a Subphase, or a discrete element of the Resort. A General Site Plan may be <br />geographically broader than a subsequent, related Site Development Plan (e.g. a General Site <br />Plan may encompass an entire Phase while a subsequent, related Site Development Plan may <br />encompass only a single Subphase within such Phase). A General Site Plan is a planning too] <br />which provides a frame of reference that is more detailed than the MountainStar Resort <br />Conceptual Master Plan, but is less detailed than a subsequent, related Site Development Plan. <br />An approved General Site Plan provides the County with additional information with which to <br />evaluate a subsequent, related Site Development Plan(s), while also providing Trendwest with <br />County approval and planning certainty with respect to matters such as areas and types of land <br />use, general location of roadways, open space, recreational facilities and amenities, and overall <br />relationship to adjacent areas of MountainStar. <br />A Site Development Plan may address an area covered by a General Site Plan, or <br />a smaller area.
