4.1.2 Continue to pursue and proffl(}te 11pper floor mixed-use development. High Priority. <br />The private sector opportunities are shown in three categories in Figure 9 on the following page: <br />compiete, in progress, and opportunity sites/buildings. There are nine opportunity buildings and <br />one opportunity site and each is further explored either explicitly or more generally depending on <br />the nature of the building or site. Ellensburg should consider an open house "live downtown" <br />event to promote downtown residential development opportunities. The event should be an open <br />house of existing residential units in downtown to show both potential residents and developers <br />the potential for additional living in the community. Many people simply haven't experienced <br />what downtown livin.g can be like. Sorne communities have even done •~mook'' upper floor <br />housing with furnishings from local deoorators to showcase what downtown Jiving could be like <br />in a particular building. <br />4.1.3 Work to build Ellensburg Gateway at corner of Main and Third. Medi11111 Priority. <br />Currently the comer of 3nt A venue and Main Street is an existing parking lot paved with concrete <br />pavers. Figure 9 shows that the same number of parking spaces can be moved to be on street <br />parking, opening up the area for outdoor dining and an attractive downtown gateway sign at the <br />northeast comer of the intersection. The restrooms at the southwest comer of the intersection <br />should be relocated to the center of town as outlined in recommendation 4.1.1 above. <br />27
