Economic Sectors <br />The following is a brief synopsis of the economic drivers In the City of Ellensburg. More lnfonnatlon on <br />each of these drivers, as it pertains to land use, is provided in the Land Use Element. <br />Industrial <br />Ellensburs's early Industrial development <br />centered along the rallroad tracks to the <br />west of downtown. Over time, land use <br />designations and zoning patterns have <br />continued this pattern, with the bulk of <br />Ellensburg's industrial land located along <br />a narrow strip parallellng the railroad <br />tracks; with most of this land also in the <br />100-year floodplain. Industrial land has <br />also expanded westward along Dolarway <br />Road to connect to the west freeway <br />Interchange area. Addttlonally, the <br />northernmost portion of Ellensburg's UGA surrounding the airport Is designated for llght <br />industrial use. According to the Kittitas County Chamber of Commerce and Ellensburg Business <br />Development Authority, more light industrial land in less constrained areas, along with <br />innovative ideas to mitigate industrial development in floodplain areas, may help to <br />accommodate and attract new businesses interested in the Ellensburg area. <br />Commercial <br />As more suburban style commercial <br />development has occurred in other <br />parts of the city, the Ellensburg <br />downtown has changed from being the <br />sole center of commerce for the <br />community. However, Ellensburg has <br />been proactive in promoting and <br />investing in downtown as a vibrant <br />location for independent retailers, <br />specialty dinlns, business and flnanclal <br />services, government offices, cultural <br />attractions, special events, and housing <br />and lodging opportunities. <br />A 2016 Downtown Market Study and Economic Development Plan indicates that local shoppers <br />are traveling outside of Ellensburg to purchase dally goods and services, resulting in significant <br />CITY OF ELLENSBURG COMPREHENSIVE PLAN o ECONOMIC DEVELOPMENT • PAGE 123
