The minimum lot size is 5,000 square feet for single family <br />residences and 7,000 square feet for duplexes, however under limited circumstances, <br />accessory dwelling torts are permitted. Development is encouraged to occur in <br />=Wuence with traditional settlement patterns. Neighborhood connectivity for both <br />automobiles and multi -anodal transportation is encouraged. Isolation of neighborhoods, <br />including the pervasive use of curvilinear streets, terminating vistas, cul-de-sacs and dead <br />ends does not serve to promote Cie Eium's goals and policies for the Residential district. <br />11. Muni-Fomtily, Residential Diste3ct RM <br />The purpose and Went of the Multi -Family Residential District [RM] is to provide for <br />and protect higher density urban residential areas Where a mixture of multi -family <br />development may occur. Multi-finnnily residences may include duplexes, triplexes, quad- <br />plems, townnhornes, zein -lot line, unit -lot line or aparbneznt complexes. By permitting a <br />range of densities and multi-fnntily development types, the City will be able to achieve a <br />greater variety of available housing for fits residents, promote affordability, and Marin <br />existing single family neighborhood character. Cie Elum is working toward solid <br />strategies for afFordable housing options within the RM District. <br />111. Old Town Commercial Diddet-GTC <br />Tithe purpose and intent of the Old Town Commercial District [OTC] is to create an <br />active, vibrant, intens pedestrian -orientated retail core which reflects the historic <br />character of the City and which is a nervus for civic and community functions. Existing <br />Historic buildings should be preserved and serve as the benchmark for now construction <br />and infill development in the historic City Core. Additionally, this district is well suited <br />for traditional mixed-use development (i.e. dwelling units on the upper floors of <br />buildings) which promotes patmitnw to local businesses and farther diversifies housing <br />options. Design review standards should be established that pay special attention to signs, <br />view shed protection, ambient lighting and landscapto& <br />IV. Entry Commercial District, -EC <br />The purpose and intent of the Entity Commercial District [EC] is to cue a unified <br />design of allowed commercial uses at f veway interchange area of the City. Those areas <br />are intended to serve the traveling public, as well as lard scale commemial activities. <br />Objectives for the district relate to a hizh stated of visual quality, maintenance of <br />human scale development, consistent arclutectuml style, increasing multi modal <br />circulation, creating entrance areas or "City Gateways", and providing reasonable buffers <br />to Interstate -90. Desiga review studards should be established that pay special attention <br />to signs, view sized protection, ambient lighting and landscaping. <br />V.
