Housing Stock Requirements/ Residential Land Area Requirements <br />The popWation of the City of Cie Ehmn is projected to grow by 8,259 people over the <br />twenty-year planning period. According to the 2040 United States Census, the average <br />household size in Cle Slum was 2.22 people, compared to a countywide average of 2,33 <br />per household. <br />The 2000 United States Census found 1,775 people in Cie Elurn living in 956 housing <br />units. Much of the housing stock it located adjacent to the downtown commercial core or <br />parallel to it along the distinct grid pattern of streets that derive their sigpfflent <br />connection tions to First Street. Cie Elum's existing average housing density can be <br />deterna►ined by dividing the exiting awnber ofhousing units by the acreage that supports <br />housing units <br />956 Dwelling Units / 522.91 Acres =1.82 units per acre <br />In order to calculate the residential lard area required to aeconunodate Cle El='s future <br />population growth [forecasted] we must account for existing permitted land use densities <br />and the population allocation <br />8,259 additional people over the 20 -year planning period — 413 people per year <br />+ 2.33 people per household =177 dwelling unfits per year <br />1.77 dwelling units x 20 years = 3,540 additional dwelling units needed by 2025 <br />Table 4 [page 10] examines the number of dwelling units anticipated to be created in the <br />Suncadia-Bullfirog inoorporated area. The Development Agreement defines this area to <br />have no more than 1,384 dwelling units. The: laud to support these uses has already been <br />dedicated. This means 2,156 additional dwelling units, and land do locate then upon, are <br />needed by 2025. At present, residential densities may average as many a 5 dwelling units <br />per acre. So it can be inferred that: <br />3,540 dwelling units needed to accommodate 2025 population projection, <br />1,M4 dwelling units allocated for SuneadiaBullfrog Property <br />2,1.56 dwelling units remain needed <br />Current practical density of 5 dwelling units per acre <br />5 dwelling units per acre + 2,156 acres <br />City of Cle Elum — Land Use Plan 11 <br />
