CE NTRAL STO RA GE> hereinafter Owner, rent s to Occupant the storage space indicated <br />abov e pursuru1t .to the following terms and co nditi ons: <br />TERM: The term of the tenancy shall comm ence on S~ptember 1, 2013 .and sh all continue until <br />terminated on a month-to-month basis. The mini.mum, renta l term is one month. <br />RENT: The rent shall be the amount stated above and paid to Owner at the address stated above. <br />Rent is due each month on the rent due date in advance and without demand. Owner reserves the <br />right to require that rent and other charges be paid in cash, certified check or money order. <br />Owner may •change the monthly rent or other charges by giving Occupant thirty (30) days <br />advance ·written notice by first-class mail at the address stated in this agreement. Th~ new rent <br />shall become effective on 'the next date rent is due. If Occupant has made advanced rental <br />pay ments, the new rent will be charged against such payments, effective upon giving notice of <br />the new rate. <br />PARTIAL RENT PAYMENTS: Owner, at Owner's sole discretion, may acc ept or reject partia l <br />rent payments . Acceptance of partial payments of rent by Ownel' shall not con stJtti.te a. wa:iver of <br />0vvner's· 1·ights. <br />CHA).'f GE OF ADDRESS: Occupant's must provide address changes to Owner in writing. Such <br />change-will become effective when received by Owner. It is Occupant's resp o.\Js-ibility to verify <br />that Owner has received and recorded the requested change of address. <br />SECURITY DEPOSIT: Security Deposit is waived by Owner. <br />LATE FEES AND OTHER CHARGES: Occupant agrees to pay Owner the indicated late fee <br />if-rent is received six ( 6) or inore days after the due date. Occi.1pant agrees to pay-OW1,1er ;th e <br />indicated bad check cha:L"ge plus all bank charges fo r any di shon ored check. These fees are <br />consideted additional rent and are to compensate Owner for labor and other costs of collection. <br />In the event of default, Occupant agrnes to. pay al l collection of rent costs incurred by Owner. <br />DENIAL OF ACCESS: When rent or other charges remain unpaid for six (6) consecutive days, <br />Owner may deny Occupant access to the storage space. <br />DEFAULT: In the event Occupmlt fails to comp ly with any of Occupant's commitments, duties <br />0r responsibilities under this Rental Agreetnent, or any of its conditi ons or terms as her ein stated, <br />the Owner may terh1inate this Rental Ag.reement by giving ten (10) days written notice of the <br />conditions 01··terms being violated. If said foihlres are not cor:i:ected within the ten (10) day <br />pe1iod, this Rental Agreement may be terminatec! and the Ownet shall be entitled to peaceab ly <br />retake p0ssession of the prentlses . ln addition to the provisions hereinabpve,.and/or as an <br />alternative 01· cumulative remedy; Owner may, at its sol e electi on, _purs ue any otl1er action> <br />redress, or remedy now or hei·emter available to Owner und ex the laws of the State of <br />Washington. <br />TERMINATION: Per RCW 59.04.020> either party may terminate thi s Rental Agreement by <br />providing thirty (3 0) days adv anced wdtte1~ notice to the other party.
