rent; only full months' prepaid rent shall be returned to Occupant within fifteen (15) days of <br />vacating the unit. Occupant must leave the space clean and in good condition. Occupant is / <br />responsible for all damages. <br />USE OF STORAGE SPACE: Owner is not engaged in the business of storing goods fi a:1w:e <br />and no bailment is created under this agreement. Owner exercises neither care, custody nor <br />control over Occupant's stored property. Occupant agrees to use the storage space lfil Y for the <br />storage of property wholly owned by Occupant. A self storage space cannot be used for <br />residential purposes, storing perishable items nor may animals be stored . Oec upant shall not <br />store antiques, artworks, heirlooms, collectibles or any property having sp eei~ or sentimental <br />value to Occupant. Occupant waives any claim for emotional or sentime al attachment to the <br />stored property. Nothing herein shall constitute any agreement or admi.ssion by Owner that <br />Occupant's stored property has any value, nor shall anything alter th · elease of Owner's liability <br />set forth below. <br />HAZARDOUS OR TOXIC MATERIALS PROHIBITED: Occupant is strictly prohibited <br />from storing or using materials in the storage space or on the uo ility classified as hazardous or <br />toxic tmder any local, state or federal law or regulation, an · om engaging in any activity which <br />produces such materials. Occupant's obligation of ind · as set forth below specifically <br />includes any costs , expenses, fines or penalties imposed gainst the Owner, arising out of the <br />storage or use of any hazardous or toxic material by O cupant, Occupant's agents, employees, <br />invitees or guests. Owner may enter the storage spa . at any time to remove and dispose of <br />prohibited items. <br />INSURANCE: The Occupant maintains insur ce through the Washington Counties Risk Pool. <br />The Owner hereby acknowledges that the co erage regularly maintained by the County provides <br />sufficient coverage from liability for p;ten 'al claims arising pursuant to this Rental Agreement. <br />OWNER'S LIABILITY FOR PROP T Y DAMAGE: All personal property stored within or <br />upon the storage space by Occupant s all be at Occupant's sole risk. <br />OWNER'S LIABILITY FOR B DILY INJURY : Owner, Owner's agents and employees <br />shall not be liable to Occupant fr injury or death as a tesult of Occupant's use of the storage <br />space or the self storage facili . . <br />INDEMNITY: Occupant rees to defend, indemnify and hold harmless Owner from any and <br />all claims or demands wh tsoever arising out of any loss, damage, or injury to persons or <br />property resulting from e Occupant's use or occupancy of said premises and leased area, or <br />caused by the acts or glect of the Occupant, his agents or employees. <br />shall provide, at Occupant's ovvn expense, a lock that Occupant deems <br />sufficient to secu the space.
