<br />Marian Meadows Rezone and Subdivision Final Environmental Impact Statement 1-17 <br />3 acres in size or larger. The FTE cumulative population would vary between 970 full-time residents and <br />625 full-time and seasonal residents depending on the tenure alternative. For comparative purposes, this <br />population would range from about 50 percent of the size of Cle Elum to about one-third the size of <br />Cle Elum. <br />Under Alternatives 3D and 5, a total of about 443 lots would be developed in the vicinity, about 58 <br />percent of the cumulative number of lots with Alternatives 1 and 2. With Alternative 3-D, the majority of <br />development in the area would be in large lots of 3 acres in size or larger . With Alternative 5, the <br />majority of development in the area would be in small lots less than 1 acre in size. FTE cumulative <br />populations would vary between 1,180 full-time residents and 764 full-time and seasonal residents. For <br />comparative purposes, this population would range from about 63 percent of the size of Cle Elum to about <br />40 percent of the size of Cle Elum. <br />PUD Densities: Approval of the proposed PUD with bonus provisions allowing up to three times the <br />density allowed by underlying rural zoning could provide a precedent for development of other parcels in <br />the vicinity at similar densities. <br />Alternatives 1 and 2, Cumulative impacts with development of nearby land at the same average density <br />as provided in the PUD application would result (in combination with Alternatives 1 and 2 PUDs) in a <br />total of about 990 single-family lots in the area (including the 443 lots included in PUD alternatives). The <br />lots within the Marian Meadows development would be smaller than the average in the area and <br />Alternative 2 would contain the only multi-family development in the area. The FTE population would <br />vary between 2,630 and 1,700 residents. For comparative purposes, this would range from 140 percent <br />larger than the 2009 population of Cle Elum (1,870) to about 90 percent of the size of Cle Elum. <br />The area as a whole would take on an increasingly suburban character and existing rural characteristics <br />would be reduced. The result would be a setting in which: <br /> Open space, the natural landscape, and vegetation have a less predominant role as compared to <br />elements of the built environment and ornamental vegetation. <br /> Forest resource activities would be reduced and nearby residential use would likely interfere to <br />some extent with commercial forestry activities, even with local policies designed to protect <br />resource use. <br /> There would be little opportunity for small acreage ranches and associated animal keeping. <br /> Opportunities to provide wildlife habitat would be greatly reduced with smaller lot sizes in the area <br />as a whole. <br /> Governmental services more consistent with urban uses would be required.
