GENERAL INFORMATION <br />Requested Action: David Nelson, authorized agent for Tiger Estates LLC, landowner, submitted an application <br />for a 7 -lot preliminary plat on approximately 21.06 acres of land that is zoned AG -3. The project is proposed to <br />be served by Group B water systems and individual septic systems. <br />Location: The subject property is located east of the City of Ellensburg, east of Wilson Creek Road, off Mission <br />View Drive, Ellensburg, WA, and located in a portion of Section 32, Tl 8N, R19E, WM, in Kittitas County. Map <br />number I8-19-32020-0029. <br />II. All required roadway improvements <br />will be the responsibility of the developer. A second access route is not required. <br />Zoning and Development Standards: The subject property is located within the Agriculture -3 zoning district. The <br />purpose and intent of the Agricultural -3 zone is to provide for an area where various agricultural activities and <br />low density residential developments co -exist compatibly. Ag -3 zones are predominately agricultural -oriented <br />lands and it is not the intent of this section to impose further restrictions on continued agricultural activities <br />therein. Applicable development standards set forth in KCC Chapter 17.30 includes but are not limited to the <br />following: <br />1. Lot Size: The minimum residential lot size shall be three acres in the Agricultural -3 zone. The overall <br />density of any residential development shall not exceed one dwelling for each three acres, except as <br />provided for in Kittitas County Code 16.09, Performance Based Cluster Platting. <br />2.
