Addendum "A" Given that First Things First, Inc. (doing business as Huffman Farms) operates at 6181 Wilson Creek Road, there will be additional stipulations tied to the lease running from June 2017 to June 2018: Huffman Farms will require full access to the shared driveways at all times. ® Once resources are available to make the improvement, the horse paddock currently located to the right of the driveway will be removed and converted to an extended driveway. Tenants are welcome to use it in the off season until then. • Trailers and vehicles will not be permitted to park on the driveway. Parking on all sides, including the backside of the shop area should be used. • Some trees and shrubs may be trimmed, or removed, in order to improve visibility for drivers entering or exiting Wilson Creek Road. Some fencing on the north side of the house may be changed or removed. When deemed necessary for business, signage will be placed at the end of the driveway, fronting Wilson Creek Road. ■ Throughout the month of October the house, outbuildings and surrounding grounds must be kept in especially good condition. This includes, but is not limited to; grass mowed, garbage picked up, no burn/trash piles within sight, no random paraphernalia scattered about, etc. • Neither Huffman Farms nor Glenn and Hilary Huffman will be held responsible for any damage, loss or injury caused to animals and/or property as a result of Huffman Farms conducting business on the property. • There shall be no use of the back 30 -acres during the course of business hours. This includes ensuring that all animals (i.e. dogs and horses) be out of the area. • School buses may need to park on the shared driveway during field trips. • Special care needs to be taken to keep all animals away from any kids on the property for Huffman Farms (this includes on the shared driveway). • Given the limited water supply on the back 30 -acres, the farm may need to fill some holding tanks (i.e. 50 -gallon barrels) from the house. Should this occur, we will ask permission first and reimburse the tenant for power required by the pump. e Given the limited power supply on the back 30 -acres, the farm will use power from the shop. Hours will be tracked and the tenant will be reimbursed. • Other events may be hosted by Huffman Farms throughout the year (i.e. Easter egg hunt, etc.). Should this occur, the tenant will be notified in advance. • Additional stipulations may be required in the course of conducting business on the property.
