Addendum "A" <br />Given that First Things First, Inc. (doing business as Huffman Farms) operates at 6181 Wilson Creek <br />Road, there will be additional stipulations tied to the lease running from June 2017 to June 2018: <br />Huffman Farms will require full access to the shared driveways at all times. <br />® Once resources are available to make the improvement, the horse paddock currently located to <br />the right of the driveway will be removed and converted to an extended driveway. Tenants are <br />welcome to use it in the off season until then. <br />• Trailers and vehicles will not be permitted to park on the driveway. Parking on all sides, <br />including the backside of the shop area should be used. <br />• Some trees and shrubs may be trimmed, or removed, in order to improve visibility for drivers <br />entering or exiting Wilson Creek Road. <br />Some fencing on the north side of the house may be changed or removed. <br />When deemed necessary for business, signage will be placed at the end of the driveway, <br />fronting Wilson Creek Road. <br />■ Throughout the month of October the house, outbuildings and surrounding grounds must be <br />kept in especially good condition. This includes, but is not limited to; grass mowed, garbage <br />picked up, no burn/trash piles within sight, no random paraphernalia scattered about, etc. <br />• Neither Huffman Farms nor Glenn and Hilary Huffman will be held responsible for any damage, <br />loss or injury caused to animals and/or property as a result of Huffman Farms conducting <br />business on the property. <br />• There shall be no use of the back 30 -acres during the course of business hours. This includes <br />ensuring that all animals (i.e. dogs and horses) be out of the area. <br />• School buses may need to park on the shared driveway during field trips. <br />• Special care needs to be taken to keep all animals away from any kids on the property for <br />Huffman Farms (this includes on the shared driveway). <br />• Given the limited water supply on the back 30 -acres, the farm may need to fill some holding <br />tanks (i.e. 50 -gallon barrels) from the house. Should this occur, we will ask permission first and <br />reimburse the tenant for power required by the pump. <br />e Given the limited power supply on the back 30 -acres, the farm will use power from the shop. <br />Hours will be tracked and the tenant will be reimbursed. <br />• Other events may be hosted by Huffman Farms throughout the year (i.e. Easter egg hunt, etc.). <br />Should this occur, the tenant will be notified in advance. <br />• Additional stipulations may be required in the course of conducting business on the property. <br />
