oNotableplannedorpermittedresidentialorinstitutionallanduseprojects,suchasuniversityresidencehallsormasterplanneddevelopmentsthatsignificantlyimpactcapacitytoaccommodatefuturegrowth.oAssumptionsaboutoccupancyratesandpersonsperhouseholdforfuturegrowth.oAssumptionsaboutfuturedevelopmentdensity(housingunitsperacre)byresidentialzone.ThismaybeinformedbyananalysisofachieveddensitiesbasedonthepasttenyearsofdevelopmentactivityusinginstructionsprovidedbyBERK.oNotableplannedorpermittedcommercial,industrialorinstitutionallanduseprojectsthatsignificantlyimpactfuturecapacity.oAssumptionsaboutfuturedevelopmentdensity(floorarearatio)bycommercial/industrialzone.ThismaybeinformedbyananalysisofachieveddensitiesbasedonthepasttenyearsofdevelopmentactivityusingstepbystepinstructionsprovidedbyBERK.oAssumptionsaboutoccupancyrateandemploymentdensity(employmentperbuildingsquarefoot)forfuturegrowth.•Task4bassumesthattheCountywillprovidesufficientdatatoconductanemploymenttrendanalysisbysub-area.Thiscouldincludedataaboutcompletedcommercialandindustrialbuildingpermitsforprojectsinbothincorporatedandunincorporatedareas.Thisdatawouldincludetheparcelnumber,landusetype(commercialorindustrial),yearbuilt,andbuildingsquarefootage.Parcelassessmentdatamaybeusedasasubstituteifsimilarinformationisprovided.•CDSwillcoordinateoutreachtocitiesandotherstakeholderswishingtoinformUGAallocations.Inadditiontoregularcheck-inswithCDsstaff,BERKwillparticipateintwovirtualmeetingswithCountyandcitystafftodiscusspreliminaryandpreferredprojections/allocations.•Budgetcostestimatesforeachtaskmaybetransferredfromonetasktoanotherduetogreaterorlesserlevelofeffort,providedthateachtaskiscompletedandthetotalbudgetisnotexceeded.•Additionalservicerequestsoralterationsbeyondthosedescribedinthisdocumentwillrequirecontractmodificationsorexplicit,pre-approvedsubstitutions.BERKwillnotperformadditionalworkuntilwrittenauthorizationisprovided.ProfessionalServicesAgreementPage15
