BACKGROUND INFORMATION <br /> Proposal: A Road Variance from Beau & Kassidy Shain, owners of parcel 555235 located at 191 <br /> Teanaway Ridge Way, Cle Elum, WA. The applicant is requesting a variance from the 2024 <br /> Kittitas County Road Standards, Section 12.04.04.050 Private Road, specifically: <br /> ■ Private Road Certification Requirement <br /> ■ Table 12.04.04-1 Private Road Minimum Standards for Width and Grade <br /> The applicant is requesting to waive the private road certification requirement on their single- <br /> family residence access permit. The property has been a residence since the mid 1970's when a <br /> manufactured home was placed. The applicant is constructing a new home requiring a new <br /> access permit. Upon occupancy, the manufactured home will be removed. The existing private <br /> roads do not meet the minimum width and grade requirement. <br /> Proposed Mitigation: The applicant proposes to construct a hammerhead turnaround at their <br /> property. <br /> Site and Traffic Information: Teanaway Ridge Way extends northeast from Teanaway Heights <br /> Drive. Both roads are private and would need to be certified in accordance with access permit <br /> requirements. <br /> Teanaway Heights Drive and Teanaway Ridge Way vary in width from approximately 14 feet to <br /> 21 feet. The roads are paved with deteriorating asphalt. The average paved roadway width is <br /> approximately 12 feet, with gravel shoulders varying between 1 to 5 feet in width.
