BACKGROUND INFORMATION <br />Proposal: A Road Variance from Marc Spaulding and Ashlynn Sanders, owners of parcel 646434 <br />located at 1481 Oakmont Drive, Cle Elum, WA. The applicant is requesting a variance from the <br />2024 Kittitas County Road Standards, Table 12.04.07-1, Minimum Driveway Standards, <br />specifically: <br />> Driveways exceeding 15% grade. <br />> Driveway apron, first 20 feet, to be no more than 6% grade. <br />The applicant is requesting a variance from the maximum grade requirements to allow approval <br />of the driveway to their single-family residence as constructed. The applicant states that the <br />variance is necessary due to the topography of the lot. The driveway is approximately 50 feet in <br />length, 30 feet in width, and has grades ranging from 19% to 30%. Upon determination of the <br />variance, the applicant plans to pave the access. <br />Proposed Mitigation: The applicant does not propose any mitigation. <br />Site Information: Parcel No. 646434 is identified as Lot 122 within the Sun Country Estates 3rd <br />Addition. The lot is approximately 6,540 square feet. Fire hydrants are distributed throughout <br />the Sun Country Estates development, with the nearest hydrant located approximately 100 feet <br />from Lot 122. Oakmont Drive, which serves the subject lot, is a loop road with a variable width <br />ranging from approximately 19 to 23 feet. <br />Permits: Parcel 646434 has active permits for access AA-25-00005 and building BP-25-00120. <br />Location: Parcel 646434 is located at 1481 Oakmont Drive, Cle Elum, WA. It is located in <br />Township 20N, Range 14E, Section 35. <br />II.
