BACKGROUND INFORMATION <br /> Proposal: A Road Variance request from David Gustafson, owner of parcel 577135 located at <br /> 100 Ponderosa Lane Ronald, WA. The applicant is requesting a variance from the 2024 Kittitas <br /> County Road Standards,Table 12.04.04-1 Private Road Minimum Standards, specifically: <br /> o Minimum roadway width requirement. <br /> The applicant seeks approval of a reduced private road width to allow residential access onto <br /> Ponderosa Lane. The request proposes reducing the minimum roadway width requirement <br /> from 22 feet to 18 feet of paved surface and certifying Ponderosa Lane, Tamarack Lane, and <br /> Juniper Lane in their current condition. Certification of these three roads would create a looped <br /> system for emergency services access. The roadway system includes wide shoulders, adequate <br /> sight distance, and installed signage. <br /> Kittitas County Code 12.04.04.050 states that roads platted prior to the adoption of Kittitas <br /> County Road Standards should be certified to the 2015 Road Standards. <br /> Site Information:The subject property is located within Driftwood Acres #1, a subdivision <br /> platted in the 1960s. The Driftwood Acres #1 community is served by private roads that are <br /> maintained by a homeowner's association. The development has a more urban character, with <br /> approximately quarter-acre lots, access lengths of approximately 50 feet, and access spacing of <br /> less than 100 feet. Road easements within the development are 40 feet in width. Widening the <br /> roadway to meet current standards may result in encroachment onto existing properties. <br /> Proposed Mitigation: The applicant does not propose any mitigation. <br /> History: Parcel 577135, located at 100 Ponderosa Lane, is Lot 3, Block D of Driftwood Acres#1. <br /> The subdivision is largely developed, with only a few undeveloped lots remaining. Associated <br /> permits for the subject property include PSA-24-00044, BP-24-00252, and AC-24-00065. <br /> Location: Parcel 577135 is located at 100 Ponderosa Lane Ronald, WA.
