BACKGROUND INFORMATION <br /> Proposal: A Road Variance from Joel Shalaby, owner of Parcel 950663, located at 1501 Morgan <br /> Creek Rd, Ronald, WA is seeking a variance to the 2015 Kittitas County Road Standards <br /> 12.04.070: Private Road Design Requirements, 12.04.080: Private Road Design Criteria —Table 4- <br /> 4A and Table 4-413, 12.04.090: Private Road Construction Control, Inspection and Certification, <br /> and Appendix D of the International Fire Code. The applicant wishes to vary from grade <br /> requirements and fire apparatus turnaround requirements due to the restrictions resulting from <br /> existing topography and placement of the house. Applicant is vested to the 2015 Kittitas County <br /> Road Standards as they built prior to the 2024 Kittitas County Road Standards update. <br /> Proposed Mitigation: The applicant proposes no mitigation at this time. <br /> History: Parcel 950663 is located at 1501 Morgan Creek Rd, Ronald, WA. Parcel 950663 currently <br /> has a driveway that comes off the cul-de-sac at the end of Morgan Creek Rd. The driveway <br /> currently measures 184 feet in length and does not provide a fire apparatus turnaround. The <br /> driveway has an average grade just below 16% and the driveway has an average width of 18 <br /> feet. Upon an access inspection performed by Public Works on February 20t", 2024, grades of <br /> 15%to 20%were measured and a minimum driveway width of 16 feet was measured. The <br /> driveway has a 180-degree switch back with the house set back approximately 54 feet as the <br /> shortest straight-line distance to Morgan Creek Rd. Per the 2015 Kittitas County Road Standards <br /> Table 4-413, driveways greater than 100 feet in length with grade between 13%to 15% require <br /> an asphalt or concrete surface that is 20 feet wide with 1 foot gravel shoulders. Grades above <br /> 16% require a variance. In addition, per Kittitas County Road Standards and Appendix D of the <br /> International Fire Code, driveways that exceed 150 feet in length are required to provide a fire <br /> apparatus turnaround. <br /> Location: Parcel 950663 is located at 1501 Morgan Creek Rd, Ronald WA. It is located in <br /> Township 21N, Range 14E, Section 16. <br /> II.
